CEBU City Mayor Michael Rama wooed land developers to help the City Government accomplish its goal of constructing more medium-rise buildings (MRBs) for its socialized housing program.
Toward this end, Rama and Vice Mayor Raymond Alvin Garcia attended the general assembly of the Organization of Socialized and Economic Housing Developers of the Philippines (OSHDP) last Wednesday, Oct. 12, 2022.
Rama said the private developers are the answer to the planned MRBs that will be constructed in the city, according to a report from the City’s Public Information Office.
During an exclusive interview with SunStar Cebu on Oct. 11, Rama had mentioned that he intends to build around 200 MRBs that will house informal settlers and government employees. 카지노사이트
“You are the answer to our medium-rise building needs that we would like to be in place in the City of Cebu… and we need your help. Will you accept to be part of it?” said Rama.
Rama said he is hopeful that another developer will commit to building another MRB after private developer Cebu Landmasters Inc. (CLI) turned over to the City Government two five-story MRBs located in Barangay Lorega-San Miguel in June 2022.
The mayor previously said he would invoke the Balanced Housing Development Program under Republic Act (RA) 7279 or the Urban Development and Housing Act of 1992.
Under this law, developers of proposed subdivision projects are required to “develop an area for socialized housing equivalent to at least 20 percent of the total subdivision area or total subdivision project cost, at the option of the developer, within the same city or municipality, whenever feasible.”
Through Republic Act 10884, RA 7279 was amended in 2016 to include the residential condominium projects in complying with the balanced housing requirement. The same law reduced the investment requirement to 15 percent from 20 percent of development cost.
Under RA 10884, “owners and/or developers of proposed subdivision and condominium projects shall be required to develop an area for socialized housing equivalent to at least 15 percent of the total subdivision area or total subdivision project cost and at least five percent of the condominium area or project cost.”
This may be complied with through any of these three methods: development of socialized housing in a new settlement, joint venture projects for socialized housing with either the local government units or other entities, or participation in a new project under the community mortgage program. 안전한카지노사이트

In his speech, Garcia urged the developers to undertake their socialized housing programs in the city since 90 percent of the people reside in urban areas.
He added that the commitment of the developers is a great help to the city considering that thousands of families in the urban area do not have a home that they can claim as theirs.
Garcia, who chairs the committee on housing, said there are developers who do not adhere to the socialized housing requirement of the law.
“The developers go to Cebu City, look at it as a very lucrative place for them to build condominiums or subdivisions, and then they need not care where they will comply with their socialized housing aspect,” said Garcia.
During CLI’s turnover of its two MRBs to Cebu City last June, Dante Arcilla Jr. of the City’s Division for the Welfare of the Urban Poor, said the two MRBs were intended for around 200 families displaced due to the government’s flood control programs and recent fire incidents.
Arcilla said the beneficiaries would have to pay only P1,500 monthly, which already includes the utilities and security of the establishment, though their office was still working on lowering the amount. 카지노사이트 추천
Beneficiaries can live in the tenement-style housing for up to five years to allow the families to look for more suitable residences.
